Snagging Reports

Independent snagging surveys on new build and refurbished homes. We find the defects the developer missed, log them clearly and give you a report to get them put right.

The survey

What A Snagging Report Is

A snagging report is a detailed list of the defects and unfinished work in a new or refurbished property. It is your evidence for getting the developer to put things right.

We inspect the property room by room, inside and out, recording every issue from cracked tiles and poor paintwork to doors that do not close and fittings that are not right. Each defect is described clearly and photographed, so there is no argument about what needs doing.

What we check

What We Snag

Every room, inside and out, checked against what a finished home should be.

  • Walls, ceilings and paintwork
  • Floors, tiling and finishes
  • Doors, windows and seals
  • Kitchen and bathroom fittings
  • Plumbing, electrics and fixtures visible
  • External brickwork, render and drainage

Timing and report

Snag Before You Sign Off

The best time to snag is before you complete or take handover, while the developer is still on the hook to fix things.

We turn the report around quickly and set it out so you can hand it straight to the developer. Every defect is listed, described and photographed in one clear document. If you have already moved in, we can still snag, it is just easier to get things fixed before you do.

FAQ

Common Questions

When should I get a snagging survey?
Ideally before you complete or take handover, while the developer is still responsible for fixing defects. We can still snag after you move in, it is just easier beforehand.
What counts as a snag?
Anything from cracked tiles and poor paintwork to doors that stick and fittings that are not right. If it is a defect or unfinished work, we log it.
Will the developer accept your report?
The report is clear, detailed and photographed, which makes it hard to argue with. It gives you solid evidence for what needs putting right.
Do you re-check once the snags are fixed?
We can. A follow-up visit confirms the developer has actually put the defects right, so you are not signing off on promises.
